The construction of phase one of this two-phase office and retail development at 81 and 141 Bay Street is well underway. Phase 1 is at 81 Bay Street, a 50-storey, 1,800,000-sq. ft. office tower with premium office space, amenity and support areas. Phase 2 includes 141 Bay Street, which will be a 54-storey, 1,400,000-sq. ft. office tower. The project will include a retail podium and a three-storey, below-grade parking garage, and a bus terminal at street level. Our mechanical design includes high-efficiency energy and water solutions to pursue a LEED® Platinum rating and International WELL Building Institute Certification. The water fixtures will reduce water consumption by more than 40%. The enhanced HVAC system will minimize noise while providing an even temperature distribution. As outlined by the Model National Energy Code for Buildings, energy costs are reduced by 40% when compared to a typical, comparable new building.
