We are providing mechanical engineering services for the new 690,000-sq. ft. commercial building at 100 Queens Quay West. Our mechanical design optimizes energy performance through the use of an efficient low static pressure underfloor air distribution system, internal energy reclaim to preheat fresh air for the building via precoil/recoil configuration, and enthalpy heat recovery wheels. The sources of heating hot water and chilled water will come from a new Enwave district thermal plant with services entering via the parking garage. Water efficiency will be achieved using water conserving plumbing fixtures, and storage and reuse of roof stormwater for use in water closets, urinals, and site irrigation. Indoor environmental quality assurance will be attained using CO2 demand-controlled ventilation, increased ventilation effectiveness with UFAD systems, controllability of interior and perimeter zones, and permanent monitoring of the thermal comfort of tenant spaces. This building is designed to achieve LEED Platinum certification.
